Process
Building a modular prefab home requires the same initial steps as a site-built house. However, once construction begins, the time and cost efficiency of prefabrication become apparent, resulting in a much shorter construction timeline and more precise cost budget.

Survey and Soils Reports

To build a new home on any property, the owner must obtain a property survey and geo-technical soils report from qualified engineers.

Design and Engineering (2-6 months)
|
After selecting the PERFECT Homes, the owner will need to execute a contract for architectural design services. We can design a completely new house to your specifications or adapt a pre-designed plan to suit your needs and property requirements. During the design process, we engage the necessary engineers to develop structural and civil plans (as needed). In this phase, we also develop working budgets for the home’s construction.

Obtain city approval and permits (1-3 months)

We work directly with city planning and building departments to obtain planning approvals and secure required building permits.

Construction Phase (6-10 months)
|
As soon as permits are acquired, construction can begin. We can recommend you with a qualified builder that have experience working with modular homes. They then will execute the construction and coordinate the delivery and installation of the prefab modules from one of our approved factory partners. We will guide you through obtaining and evaluating builder cost proposals.
Once you are comfortable with the process and cost to proceed, you will execute a construction contract with the qualified builder. Site construction of foundations and utilities begin in tandem with the pre-engineer module factory production, allowing the modules to be ready for delivery shortly after the foundation is complete. Once delivered and installed, the modules typically require another 2-3 months to be “buttoned up” in preparation for move in. |
